FOUNDATION AND STRUCTURE
Reinforced concrete ground slab. Reinforced concrete walls at basement level for garages and lock-up storage units, damp-proofing on the external face of the walls, including drainage [around the perimeter].
The structure and foundation will be constructed in accordance with the strict EHE norms currently in place.
ROOFS
Reclaimed antique Arabic roof tiles; polyurethane injected foam thermal and sound insulation, high-density mastic asphalt waterproofing SBS of 4kgs/m2
EXTERNAL WALLS
Solid clay brick cavity walls, with injected polyurethane foam thermal insulation; hollow brick inner leaf.
INTERNAL WALLS / PARTITIONS
Double clay brick party wall between apartments, with fibreglass insulation; hollow brick inner leaf. Hollow brick partitions between rooms.
EXTERNAL PLASTERING/RENDERING
Natural sea stone facades in some areas, type: PINK LUMAQUELA. Single coat coloured cement render in others.
INTERNAL PLASTERING/ TILING
Personalised marble wall tiling in main bathrooms and guest bathrooms of each apartment, using top-quality marble pieces. Cladding on kitchen walls, with stucco and decorative natural wood panels. Screed perlite plaster finish to remaining walls.
SUSPENDED CEILINGS
Smooth plaster suspended ceilings in kitchens, bathrooms, dining rooms, corridors, hallways and air conditioning areas, with moulding or recessing around ceiling perimeter.
EXTERNAL JOINERY
Anodised aluminium windows in burgundy with multipoint locks and top-quality weatherstripping TECHNAL. Double glazing consisting of; internal pane, 6mm natural SOLARLUX; air chamber; and external pane, 4mm ACUSTEC or equivalent. Electrically operated aluminium blinds in bedrooms and lounge, with thermal insulation incorporated into the slats.

Specially designed front doors to apartments with multipoint security locks and burglar-proof hinges. WATER SUPPLY SYSTEM
As well as a water-softening device, to ensure adequate water supply and pressure, each building houses a storage tank with sufficient capacity to supply water for a week, in the event of a general interruption in the supply.

CLIMATE CONTROL
Full CARRIER air conditioning installation with independent cool/warm system. Underfloor heating in the whole apartment served by the above-mentioned boiler, except for bathrooms, which will be electric. Electric towel-rail in all bathrooms.
ELECTRICAL INSTALLATION
Separate distribution board with protection gear serving each dwelling, for maximum power of 24 KW, with separate circuit protector for lighting, electricity, air conditioning, etc. BTicino brand electrical goods/mechanisms.

Installation in compliance with current telecommunication regulations and standards. Telephone sockets in living rooms, bedrooms and kitchens. Installation for the Internet and basic automated appliances (intelligent house] systems.
TELEVISION INSTALLATIONS
Centralisation of aerial and satellite receivers for the entire development. In each dwelling, radio/TV points will be installed for terrestrial, satellite or cable in living room and all bedrooms. Pre-installation for background music throughout the apartment.
ENTRY SYSTEMS
Installation of automatic video entry system connecting the entrance with the apartment and control centre.
SECURITY SYSTEMS
Alarm system with sensors in the bedrooms, living room and entrance hall fitted with rapid response panic buttons for fire, medical assistance, etc. Central alarm station.
